The Guthrie Ranch property consists of 160 acres of High Prairie grazing land, located in the heart of a ranching community but offering great access and location. It is located 8 miles west of Limon, Colorado;, 15 miles south of Agate, Colorado and 5 miles north of Matheson, Colorado. The property fronts on County Road 149, which is the connecting route between US Highway 24 and Colo Highway 86, their junction is 1.5 miles north of the property. The property is no longer fenced completely; there is no fence on the east or north sides. The neighboring property owner has leased the Guthrie property for grazing for many years. A few old posts remain marking where the previous fence was located but there is no wire. If a new owner intends to use the property, one mile of new fence must be built. There is no known, independent water source, such as a well, on the property. However, there is a pond near the northeast corner of the property that backs water westward onto the Guthrie land. The dam for the pond is built across the arroyo on the neighboring land. The Guthrie property drains to the northeast and there are several areas where dams could be built or a well could be drilled. While there are no assurances that water will be discovered, the prospects are good. Electric service is available on both the west and south boundaries from the Rural Electric Association (REA).
